There are many important decisions to make when buying a home.
Buyer Representation is one of them.
Beginning in August 2024 all agents are required to use a buyer representation agreement to show properties. While this was already common in many areas, it is now a nationwide standard.
A buyer representation agreement clearly outlines the services your agent will provide, including the duration of your agreement, the scope of services, and compensation terms. This agreement ensures you know exactly what to expect in terms of services and costs from the agent you choose to represent you.
Reach out to discuss your plans. Your agent can arrange property viewings while helping you understand your choices.
There are multiple options available for ways that your agent can be compensated for their services. Your agent will present you with options to determine which route is best for you.
- You may request a credit from the seller at closing to cover your agent’s fee.
- You may negotiate for the seller to pay the fee directly.
- You can negotiate a hybrid where the seller pays part of your agent’s commission, with you paying the balance.
- You can pay for the full agent’s commission.
New Jersey State law also requires real estate licensees to disclose how they intend to work with buyers and sellers in a real estate transaction. This consumer information statement is intended to assist you in making informed decisions regarding your relationship with a real estate broker and its sales agents.
